A 214-lot residential subdivision laid out around the drainage rather than on top of it.
The problem
Twenty-two acres of delineated wetlands scattered across the parcel, and a county ordinance requiring 30 percent open space.
What we did
Drone photogrammetry produced a surface model of the whole 126 acres in two flights. The wetland network became the open space spine, which satisfied the ordinance and eliminated most of the mass grading.
Outcome
214 lots against a 198-lot pro forma, with earthwork balanced on site and no export required.
